Six Reasons to Choose a Townhouse when you Purchase Property
A townhouse is a great option when you’re looking to buy property, whether you’re buying to live in the house or buying to let.
- Lower prices
Because townhouses have shared walls, security features and/or foundations, the costs of construction are often lower, making the purchase price lower than a freestanding house. This makes the barrier to entry a little lower too. Whereas you may not be able to secure a bond for a freestanding house in a certain area you may be able to afford a townhouse in the same area. Townhouse complexes and security villages also tend to be grouped together, which helps to establish the market-related purchase and rental prices.
- You are part of a community
Living in a townhouse complex brings with it a sense of community that you won’t find if you live in a freestanding house. You are more likely to get to know your neighbours because there are so many shared areas; with a freestanding house, there’s very little opportunity to run into your neighbours. Nowadays many complexes even have their own Whatsapp or Facebook groups, so that they can communicate whenever needed, with regards to security or maintenance issues, and look out for one another. Children are likely to make friends within the complex, and what could be better than your children being able to play with their friends without you having to drive anywhere? As with any neighbourhood, your neighbours are likely to be “your kind of people”; in a similar age and income bracket, and with similar lifestyle.
- Less maintenance hassles
Townhouse complexes will have a Body Corporate that oversees the daily running and maintenance of the communal areas. They will also enforce rules to ensure that everybody maintains their own property to a certain standard and co-exists by the same principles. This means you won’t have to worry about property prices dropping on account of your neighbour’s garishly green house, and you won’t have to spend a lot of time and money keeping the pool sparkly and blue. Communal areas like lawns, roads and gardens will be maintained without any effort on your part. There might also be rules about things like noise levels and how many pets are allowed – so you can be sure you won’t end up next door to an old lady with 7 yapping Yorkies or a bunch of university students who party until 3am every weekend. Trying to do something about issues like that when you live in a freestanding house is near impossible, but with a working Body Corporate and rules written into leases, these issues can be resolved fairly quickly.
- Amenities
A townhouse complex can have any number of shared areas, amenities and facilities. These could include the security entrance, swimming pool, tennis court, refuse area, washing lines, laundry room, gym, pathways, driveways and more. If working out three times a week is important to you, think about how much time and money you could save if you didn’t have to drive to gym or pay exorbitant gym fees? If having a swimming pool is right at the top of your list of priorities, you are far more likely to be able to afford a townhouse in a complex with a swimming pool, than a freestanding house with its own pool.
- A more secure environment
Security is obviously a major concern in South Africa and while certainly not immune to crime, well-run, gated townhouse complexes are attractive because of the more secure environment they provide. The community aspect means people get to know one another and their routines, so anything or anyone out of place will be noticed. Entrances are general access-controlled with 24/7 security guards. Some complexes have more high-tech systems include fingerprint recognition. Many complexes have kids’ play areas and clubhouses, which allow young and old to socialise in a secure environment, and without having to drive anywhere.
- Great rental returns
Because of the sense of community, the shared facilities and the security features, a townhouse provides excellent rental returns. Young couples and families who can’t yet afford to buy, often look for a townhouse. Their kids are more secure in a gated community, and often they have access to facilities like a swimming pool, braai area or kids’ park, which they would not have if they were renting a freestanding house or flat. So should you be buying-to-let, you shouldn’t have any trouble finding great, qualified tenants to occupy your townhouse.
A townhouse is a great investment and offers a safe lifestyle for young families, established families and those looking to downgrade once the children have left the nest. So if you are considering purchasing property, keep these 6 advantages of buying a townhouse in mind. Happy hunting!
